While undoubtedly daunting and exciting in equal measure, buying your first home was probably comparatively simple compared to the situation you’re faced with as a second stepper – buying and selling at the same time. You may be more familiar now with the conveyancing jargon, but you are still a first time seller and there’s a lot to juggle.
When is the best time to sell?
Timing is crucial, but there’s also the perennial dilemma of whether to sell your home first before you find your next property or wait until you’ve found your dream home and hope it’s still available when you’ve found a buyer.
Many estate agents will only let you view properties if your current home is on the market. This means you may encounter a situation where your current property is under offer but you haven’t yet decided where to move. There are other timing factors to consider too. Do you need to be in your new home in time for a new school term, or hope to be in for Christmas or summer?
According to UK Government statistics, it takes an average of five months to buy a home, but this is impacted by many factors, including the length of your chain. You may be lucky and sell your first home to another first time buyer meaning the chain stops with your house sale. If not, you may find yourself in a chain that includes several people below and above you.
Putting your house on the market during the busier selling seasons of the new year and autumn could be a smart move to ensure you maximise the number of potential buyers and therefore its value.
Preparing to sell

Would you benefit from having community facilities nearby such as a playground or sports pitches? Are healthcare, shops, and transport links high up on your priority list? You can use Google Maps to see what’s around your new property or search on local websites and social media groups to build a complete picture. Once you’ve narrowed down your search area, visit the location at different times of the day to see what traffic is like.
Proximity to nature may be important to you. Are there places for dog walks or cycling trails or green spaces and playgrounds around your new home where you can walk or play with your family? Planning for a smooth family move

If they’re starting a new school, start talking about this early and often. Visiting the new school when you visit your new house, and even practicing the walk or commute to school can all help ease those first-day nerves.
